This panel examines how today's rate environment is reshaping decision-making across the capital stack, from lender appetite and deal structure to borrower strategy and where liquidity is showing up first.

Panelists will cover:

  • How shifts in the rate environment flow through the capital stack. For lenders, what typically adjusts first — spreads or leverage — and how these changes influence equity availability and return profiles.
  • How does the changing rate environment impact lender investment decisions across various asset classes and markets, and how are these dynamics shaping deal flow and creating potential distressed opportunities?
  • Construction deals in an uncertain rate cycle - How rate volatility is influencing whether projects move forward at all, how risk is being allocated between sponsors and lenders, and which types of construction are considered financeable in various rate environments.
  • Where is capital returning first? Specific strategies, asset classes, etc.
  • How deals get done in a varying rate environment and the broader impacts on the various deal parties, including how these parties adapt with different financing packages (not just rates specifically), preserving structure amidst competition etc.
  • Borrower decision making in a volatile rate environment - How borrowers are evaluating buy, refinance, build, or sell - and deciding when to move forward versus delay - as rates, pricing, and execution risk remain in flux.
