Despite economic and policy uncertainty plaguing the U.S. market for most of the year, there still is no better place to invest in commercial property. For much of 2025, cross-border investors from Europe, the Middle East and Asia have shown a willingness to be bold, investing in both burgeoning and dislocated sectors and also putting money to work in segments of the market facing change in the wake of federal trade policy.

Investors have been engaging in the industrial and logistics sectors, in bids to take advantage of supply chain relocation and reshoring, as well as pouring gobs of money into data center and digital infrastructure investment. They have found corners of the office, hotel and multifamily markets to directly invest and make their mark in secondary and primary, high-barrier-to-entry markets, and they have been charting paths via partnerships with debt fund lenders and influential investment and asset management firms in a market starved for liquidity.
